Buying

Can a non-resident buy property in Dubai?

Yes. Foreign nationals can own freehold property in designated areas, which covers most of the communities on Homino. You do not need residency to purchase, although a UAE bank account makes the transfer considerably easier.

What does a purchase cost on top of the price?

Budget roughly 6–7% of the price: 4% Dubai Land Department transfer fee plus admin, about 2% agency commission, and trustee office fees of AED 2,000–4,000. With a mortgage add a bank arrangement fee near 1% of the loan and a valuation fee.

How long does a cash purchase take?

Typically two to four weeks from signed MOU to transfer, most of which is waiting on the developer’s no-objection certificate. A mortgage usually adds two to three weeks.

Do I get a residence visa with a property?

Property investment can support a residence visa above certain value thresholds set by the authorities. The thresholds change, so we check the current rule for your specific purchase rather than quoting one here.

Renting

How are rents usually paid?

Annually, split into one to four cheques. Fewer cheques generally buys a lower rent; more cheques cost a premium. Some landlords now accept monthly payment through a bank instrument.

What is Ejari and who registers it?

Ejari is the official registration of a tenancy contract with the Dubai Land Department. It is required for utilities, visas and dispute resolution. We handle the registration as part of a leasing instruction.

Can my landlord raise the rent at renewal?

Only within the limits of the RERA rental index, and only with 90 days’ written notice before the contract ends. We check the index for you before you accept an increase.

What deposit will I need?

Normally 5% of the annual rent for an unfurnished property and 10% if furnished, plus the agency fee, refundable at the end of the tenancy subject to condition.

Do you charge buyers a fee?

The standard agency commission is 2% of the purchase price, disclosed before you make an offer. There are no separate search or retainer fees.

Are the listings on the site actually available?

Yes. Listings are verified and removed once a property goes under offer. If something you clicked has gone, tell us and we will send the closest live alternatives.

Will I deal with the same person throughout?

Yes. The advisor who takes your brief handles the viewings, the negotiation and the paperwork, and remains your contact after handover.

Can you help if I am outside the UAE?

Most of our clients start remotely. We run video viewings, send full condition reports, and can act on a notarised power of attorney if you cannot travel for the transfer.
